Parade is one of the vibrant retail precincts within One Bangkok, Thailand’s largest integrated private sector development, spanning 17 hectares in the city centre. Serving as a dynamic interface between major office towers, luxury serviced residences, the expansive One Bangkok Park and the city, Parade is designed to be more than a shopping destination, it is a green urban playground that redefines the retail experience through its seamless integration with nature.

The client’s brief called for a retail environment that embodies One Bangkok’s core principles of people centricity, green sustainability, and smart city living. The objective was to create a unique destination distinct from conventional city centres dominated by towers and hard surfaces, fostering wellbeing, community, and connectivity within a landscaped mixed-use superblock. Lead8’s architectural solution embraces biophilic design, drawing inspiration from Bangkok’s adjacent “green lungs”, Lumphini Park and Benjakitti Park. The design weaves living gardens, terraces, and elevated green spaces into the very fabric of Parade, extending the park’s landscape to the building edges. Balconies and sky terraces form thriving ecosystems, dissolving boundaries between indoor and outdoor environments and creating a continuous pedestrian-friendly journey enriched with lush greenery and breathtaking city views. Collaborately closely with a multidisciplinary international consortium and local design firms, Lead8’s vision was to ensure the design responds sensitively to the site’s urban context and cultural heritage. The design language incorporates organic, leaf-like forms and curated material palettes that celebrate Thai craftsmanship and regionally sourced materials, reinforcing a strong sense of place and cultural pride. Sustainability and resilience were integral to the design strategy. One Bangkok is the first development in Thailand to achieve LEED for Neighborhood Development (LEED-ND) Platinum certification and also aims to achieve a WELL Platinum standard, reflecting its commitment to environmental stewardship and occupant wellbeing. Lead8’s design optimises natural daylighting, ventilation, and energy efficiency, while green facades and terraces mitigate urban heat island effects and enhance biodiversity. The precinct’s direct integration with Bangkok’s MRT network, including seamless access to Lumphini Station, exemplifies smart connectivity, encouraging public transport use and reducing reliance on private vehicles. Parade at One Bangkok has set a new benchmark for retail architecture in Southeast Asia by delivering a multi-dimensional, nature-integrated experience that elevates urban life.
