This 12-storey Grade A commercial office development at the heart of Manchester's revitalised civic quarter connects the tenets of civic architecture with the needs of a state-of-the-art office. With a design response rooted in context, it delivers 251,000ft2 GIA of high quality speculative office space and demonstrates commitment to sustainable design, achieving BREEAM Excellent and EPC A ratings.

The external expression of the building was critical to ensuring the building is sympathetic to and responds to the historic buildings it addresses, with a strong reference to the surrounding context and culture, while maximising daylight into the office floors and views out, and providing solar shading. 

The building's facade of polished reconstituted stone achieves a timeless elegance appropriate to the building's civic location among listed buildings on a historic site. Design complexity and innovative installation methods demonstrate technical excellence and expand concrete's artistic relevance, achieving intricate tracery panels, delicate mega panels and elegant columns at scale.

The concrete façade supports the building's BREEAM Excellent rating by utilising a combination of external shading, including the use of tracery, to reduce solar gains in conjunction with solar control glazing. Excellent panoramic views and optimum benefit of natural light were also key drivers, balanced with overall high thermal performance.
